An 1876 four storey Victorian house in Bethnal Green, being reconfigured as a multi generational family home with two rear extensions and a fabric first performance upgrade, working alongside North Architects.
Currently on site.

This house was built in 1876 for one family. We’re rebuilding it for three generations of the same one, so children, parents and grandparents can live comfortably under one roof, now and as their needs change.
Historic buildings can be adapted for modern living without losing what makes them worth living in. This one will prove it for another generation.

Scope of Works
Two rear extensions carry most of the structural work. At lower ground level, a full width extension will create a generous new kitchen and family space. Above it, a new upper ground floor outrigger will house an accessible shower room, the kind of detail that decides whether a home still works for its owners in twenty years.
The performance upgrade runs through the whole building. New triple glazed timber windows and doors, wood fibre insulation, airtightness measures and breathable lime plasters are going in alongside a heating and ventilation strategy designed for the building rather than bolted onto it.
An air source heat pump will carry the home’s low energy future, and the plumbing, heating and electrical systems are being replaced in full.
The original fabric gets the same attention. Floorboards are being lifted, restored and relaid, and new bathroom suites installed throughout. Landscaping and new patio areas will connect the house to the garden once the heavy work is done.

Our Role
MATTR Projects is the main contractor, working alongside North Architects to carry the reconfiguration, structural works and fabric first strategy from drawings through to site.
On projects like this the best decisions happen before anyone picks up a tool, which is why we’re involved across the full programme, from the extensions and airtightness detailing to the services replacement and the landscaping that finishes the job.
