Project Overview

Appointed as main contractor for a private residential project, this involved the full renovation and extension of a maisonette property in Muswell Hill.

A two phase refurbishment and extension of an Edwardian maisonette in Muswell Hill, North London. The project began with a comprehensive refurbishment of the existing property, stripping the home back to its original structure before rebuilding it throughout with new services, high quality finishes and carefully considered detailing. A year later, the clients returned to MATTR to deliver the second phase of their vision.

The result is a home that feels significantly larger than its footprint suggests, combining modern family living with the proportions and character of the original Edwardian building.

Scope of Works

Phase one included a complete rewire, new plumbing and underfloor heating, a bespoke kitchen, new windows and external doors, a beautifully finished bathroom, and a full programme of first and second fix works, creating a modern home while retaining the character of the original property.

Phase two saw the construction of a contemporary rear extension creating a bright new living space that opens directly onto the garden. By relocating the primary living area into the extension, the existing floorplan was reconfigured from a one bedroom home into a much more practical two bedroom layout without compromising the generous living space.

Our Role

MATTR Projects delivered both phases as main contractor, managing the full supply chain, programme and site from strip out to handover. By first investing in the existing home, and later adding the rear extension, the property evolved to meet the clients’ changing needs while retaining the character of the original Edwardian building.

We then delivered the full project on site as main building contractor, overseeing all trades and ensuring high quality execution through to completion.
