Restoring a Victorian Home in Tufnell Park, North London: Where the Modern Parts Hide

A complete renovation of a substantial Victorian home in Tufnell Park, delivered across multiple floors over a managed 10 month programme and completed in 2024. Walk through it now and you’d struggle to point at anything new, which was exactly the brief

The hardest part of restoring a Victorian home isn’t the restoration. It’s hiding everything modern. Every intervention on a project like this has two jobs: to perform like modern construction and to disappear into the original architecture. Nothing about the street view says 2024. Everything about how the building performs does.

Scope Of Works

Outside, the ornate masonry facades were restored by hand, under a new natural slate roof, traditional timber sash windows and bespoke external doors.

Inside, the interiors were led by a considered design vision – bespoke kitchens, handcrafted joinery, high quality bathroom suites and the restoration of the original staircase, the piece of the house that carries more character than any other single element.

Behind the walls sits an entirely new set of services, with plumbing, heating and electrics replaced throughout, underfloor heating, and smart home controls delivering the comfort of a new build inside a 150 year old shell.

Our Role

MATTR Projects was the main contractor, managing the full 10 month programme across every floor of the house – the hand restoration of the external fabric, the coordination of bespoke joinery and kitchens and the complete renewal of services hidden within the original.

This project sits in the body of work behind MATTR Projects and it set the bar we hold our current refurbishments to.
